Here in the Northeast there has been such a compression in the marketplace and the competition for properties is so high people are willing to settle to just to have a project on the books.

Similar, typically I look for home depot colonial style doors... sometimes you can find deals on offerup or facebook marketplace of cheaper options.

However I can collect more rental income if I rent by the room, because average room costs in my area are 650 (found avg rates on facebook market place and craiglist).

They very hard to wholesale and even harder to actually get a better deal via a wholesaler (banks don't cut prices much off the listing price and fees from the wholesaler will eat up any savings.)Please note that any sort of ad, including actual requests for properties and mentors, need to go in the Marketplace forum.

Some are probably telling the truth, but a landlord is not a detective, judge or jury.

If you want to lower your costs, then use Facebook Marketplace for used items.
