One of the things that motivates me is when a 40 hour a week blue collar worker dies, their income stops and their kids are left with a usual small inheritance and that's it. 

If you have the money to buy a NPN and sit on it for 12 - 18 months that's great but you could have bought a cheaper PN and been collecting payments for that amount of time instead.A blue chip stock will return 7% annualized.I also agree that foreclosing on homeowners who occupy the property is not right.

How about an affordable 1br or 2br apartment in a solid blue collar neighborhood?

I always seek middle class blue collar neighborhoods. 

If it's Ross Dress for Less, step it up a Notch...Clean, pressed and tailor fitted by a tailor, not a seamstress goes a long way.Below is what I call typical (tasteful) men's clothing, without being an "Outift".If you think you need a blazer for some reason, those classic blue ones can go a long way.And in Texas, cowboy boots seem to work well for some guys.
