1031 has to be a “like kind” exchange i.e. selling one investment property and buying another in order to defer the cap gains from the one you sell.

BTW, we have received some nice checks years later from a few tenants who decided to pay off their judgment to close on their dream house.Does this practice often result in you collecting some money?

I could see how that kind of indoctrination could limit one's thinking.To clarify, when you say, "so is being a Real Estate Professional," I assume you are referring to the IRS recognition of qualifying real estate professional, rather than to the the public's widely understood meaning of the phrase, correct?

Get "good funds" (Cashier's check or similar) or sit there until a wire transfer goes through.
