I think the type of backyard projects they are doing involve a shed that is an illegal height and chickens that aren't far enough away from the house.

Once you sign leases with tenants you have to go through a judicial eviction to remove them and everything is much more involved.  

I have never been involved in any type of real estate investment business but I am very eager, excited, and enthusiastic about the possibilities.  

In my career so far, I've bought and sold several businesses, and raised circa $80 million for both privately-owned and publicly-listed companies.For years I've been passively involved in Real Estate, renting out a property for decent cash flow, and continuing to educate myself for the "big push" into REI.

My thought process was to rent this home out to 1.get me out of it and 2.get me involved with my first property.I believe I know the answer to this, but just wanted to get a second set of eyes on this.Current home market value $150k                                     Payoffs is $127kMonthly payment is $981P&I is $588Comparable rent in the area is $1300Preferred to have a PMOr is there an alternative to get out of the home and come up on the Upside?

From what I understand this can be much simpler and not involve the SEC filing docs that are required when using a syndication / PPM.

Zip codes are too large an area and may involve many different schools of different caliber, especially at the elementary level.

If no mention of investor/commercial involvement/wording online then keep looking.
