If the installer has to go around a corner, force the lines through a tight (or blind) penetration, or just isn't careful; they can kink or break the lines which leads to a host of problems that won't be covered under the mfg warranty.They don't heat enclosed bedrooms or bathrooms really well when the doors are closed.

Now there is a water damage in the basement bath room ,so if i file a claim is  there possibility the insurance company will deny a claim if there are tenants in the property.

If you are able to add two bedrooms and a bathroom downstairs with some kind of internal staircase that can also be closed off to allow you to rent each floor separately, that will maximize your rental pool and your value.
