I'm stuck between a rock and a hard place because even though I plan on using cash for flips to continue to build working capital I still want to be able to place tenants in some buy and hold properties to generate cash flow and then cash out refinance to keep rolling the money over into new properties in order to build up my portfolio.

These large contractors often have standing contracts with insurance companies that they will accept the price generated by so and so estimator program making the process totally seamless.

In my initial thread, I probably should have asked the question if it's generational; for example do younger investors etc... prefer PM and then phone like you do and would older folks rather just pick up the phone or send a quick email to see what's what?

v=2BNfRtb7TgY I've had people try to 'negotiate' away their PMI with me using a BofA quote (I've seen that article you linked many times, it was a great paid advertisement ahem excuse me 'news article' that went viral), and it's always identical to LPMI given the pricing on the day the "no PMI" Loan Estimate was generated.
