I would definitely recommend doing your due diligence on any property you are looking at and get all of the information on it that is available to the public before even making an offer.The tough part about doing fix and flips in this market is that you can never really predict where the market will go.

you learned never sign that length lease term ever again,, To take photo's of move in condition and exit condition...Probably charge initially more for security deposit..

I'd definitely ask about retention rate of tenants and the average length of lease (do they have people that resign the lease for 2 years, 3 years, etc).

We are also going to move a few non-structural walls around to increase the kitchen size, convert the hall half bath to a full bath, and turn the current full bath into an en-suite for the master.Exterior we are replacing the siding, windows and doors, and paint the brick white.

That means the 15% down investment property taxes two full discount points to get the same rate as the 25% down standard.
