HUD homes are only available to owner occupants for the first couple of weeks, but because of the unavailability of money, investors were finding opportunities through the HUD market.As the banks started to lend again, the retail market rebounded and the HUD opportunities were getting scooped up by the retail market.Because of the availability of cheap money, investors began to leverage banks to achieve better ROI's on homes with lower cap rates.

That being said, with multifamily properties (at least with those over a couple units), the value is derived from the cap rate (net income / Price) as how that compares to similar multifamily properties nearby.

You will probably have to make ready 90% of these units when some one leaves.After doing my first couple deals I am a strong believer in staying really close to 20 units (or More) at a time give or take a little based on the deal.Remember you need a reserve account, and at the $1000/month you are probably looking at 4-5 months just to build that reserve account.
