So I am still learning how to word everything correctly. so please bare with me.Lets say a person makes 15,000 a year before taxes and wanted to get a property to fix and rent out. in southern California. lets say the person used a hard money lender to obtain the property, and sources for the rehab and closing cost + extras in case anything pop up that needed to get done.now that the rehab is done and the house is ready to be appraised, rented out with a management company and refinanced. would there be a way to refinance the house with that low of an income ? 

I was thinking about potentially painting the exterior and fixing up some odds and ends outside (the interior will be rehabbed and both sides in good rental condition by the beginning of December).Thank you for any advice.

I was going to fix the house, but I started to get spoked in 2006 about the market and I decided to flip it to another investor with bigger dreams.

Cash followed by a 30 year fixed once the property was completed and cash flowing How did you add value to the deal?

If it's somewhere around 20% or higher, and you think you can fix all of those problems, I think it could be a great investment.

We have owned gas stations so of course this information is familiar with me and the business model.
