Need contractor for trees removal, prepare electrical and plumbing (water & sewage) connection with main house and prep a flat ground for the tiny house on wheels Need contractor for adding a bathroom and shower in the garage, some dry wall work and plumbing, then tile & finish if you have different recommendation for different job, I'm ok to be the project manager my self =)2) converting garage to JADU --  This I probably will look for a contractor can do everything including permit. any suggestion greatly appreciated!

My buddies, are all professionals in the industry, the concrete will be poured by friends who do this on a daily basis, and the electric will be done by my roommate who is currently an electrician in the union.

That would certainly bring the return down.The tenants would be responsible for electricity (two meters on the property) but water and gas are not.

But you'll want to walk it to see if the electrical/plumbing need major upgrading, what the roof is like, if the cabinets are salvageable, or if you need a furnace/ac/water heater.

   - My first offer will be a good one and not a price we will need to renegociate unless something major is found (i.e. all the electrical needs to be replaced, plumbing, mold, etc... not carpet needs to be updated or walls need to be painted)There are other things that come to mind but these are the main points.
