Do you think its better to get a 10 ARM loan to keep monthly payments low for better cashflow.

Believe it or not.......the book "Mortgages for dummies" in the "for dummies" line of books.....helped me out a lot.........ARM, Fixed, VA, FHA, etc.....i dont recall the investor type of loans like hard money being in there but check it out

My middle credit score is 638 (but I had a lot of late payments a few years back and only 1 late payment in April 2021 which hurt me) Do I have any other option as far lending someone mention a non traditional loan but it would be an ARM (yikes) so Any ideas:*Should I file a notice to quit for the tenants let know I have to sale I’m in the Michigan market  .

We currently have a potential deal that could profit us 6 digits and we still haven't discussed how to split the profits.

@Nathan Grabau so my loan for the down payment would be 15% down of loan with 5 year arm amortized at 25 years.

Had a record year last year and I am thinking with a bit more optimization it could become a 6 digit gross earner.

Of course rents go up over time…so do taxes and insurance, and potentially rates if you’re getting a DSCR or ARM loan.

First, slow and steady allowed me to get my arms around each property and make sure it performed as expected.

Is one a 5 year ARM and the other 30 year fixed?
