Move out means you will have to have enough people present at the eviction to move all teh tenant’s stuff to the street within 2 hours.   

I have been getting approached by Private Lenders and most of them seem to present great opportunities but I'm skeptical of their legitimacy.

@Michael Floskis I can recommend a few, who I've used personally on deals and who have presented at our local real estate group over the years.Any good attorney will not only help you with the setup of the LLC but give you instruction on how to properly maintain the entity going forward.

Then of course if you do lock down a deal you've got to have a crew you trust and you have to understand what's going on enough to recognize any red flags the crews/pm may present.

It hasn't happened yet, but at 59 yo I don't want to get nailed on gains.My QI always sends me the Instructions for Direct Deeding, Assignment of Agreement/Contract: To Buy and Sell Real Estate,  and Instructions for Tax Deferred Exchange. 

I recently attended a meetup where he held a presentation and he's certainly a local authority on this issue as well as a seasoned investor. 

While I do my research I want to learn how others have raised money, how people structure these deals, and even how to properly present the opportunity to potential investors.Are there any good books on the topic?

I would get three different quotes for the roof replacement and present them.
