I would stay away from laminate, especially the click-lock stuff, as it is prone to damage from renters.

Will the owner of the property have to make changes to his or her insurance policy to reflect and will that cause an additional fee?  

My close contractor friend told me to buy in Scottsdale cause that's where the money is, but to be honest that market looks more challenging to me at the moment (until I understand it more).
