I am thinking it will take longer to get it properly inspected due to the more complex inspection required for commercial properties.

Obtaining hard-money for your first deal, especially given the somewhat complex nature , could prove to be quite challenging.

Just now I noticed in the same complex: A 1 bed/1 bath unit is available. 

I was introduced to this deal through a friend of mine who was a commercial real estate broker, who owned 2 units in the complex, and another one of my good friends also owned a unit in the complex.

I would like to purchase a 6-8 unit apartment complex using the USDA loan for SFL.

If individual landlords could get the same insurance that large complexes can get where they can offer low to no security deposits as they're covered for rents and damages if a tenant vacates, I would offer lower security deposits as, yes, it would be easier to rent. 

It used to be my favorite loan program.Duplex w/ FHA 3.5% down is a California relevant sweet spot.3-4 unit generally do not pass self-sufficiency due to rent/price ratios that are driven by appreciation, so it's 20% down for that. 

They are complex products and need to be understood fully as it is a long term game: you need to stay consistent and committed for a number of years.

I would be looking to rent from owners who have their own portfolio and not rent from a large apartment complex.
