Ryan,IF you're going to buy long distance, you need someone you can trust, to find the right properties that fit your criteria.

If it's a contractor I trust and a tenant that is reasonable, I might have them arrange a mutually agreeable time, but for the most part I just fit the repair into MY schedule. 

I have someone who will fit your needs.

The best thing is always the thing that fits with you and what you bring to the table.

Here’s what I learned: if you are doing some the work yourself, and you have painting on your list and refinishing the hardwood floors, don’t waste a second thinking about putting down drop cloths over those hardwood floors.

Keep calling to ask someone else, or better yet: put on your working class outfit (not you investor/know it all clothes!)

I dont fit the bill you described exactly but back when we started in REI, my wife and I had full time jobs and a house with a mortgage as well as plans for kids in the not too distant future.
