But pricing is stagnant as newer properties are selling low & it has been difficult keeping corrupt individuals off the board running the association & stripping the treasury. 

When I show a house sitting in the laundry room is a wash board and a tub and a rope across the room .

Language barrier was worst in Alabama - have had to point to the menu board and hold up fingers for the item number to order a cheeseburger in McDonalds there! 

I would chalk that up to regular A/C maintenance and would not charge the tenant.

You have the control board, a couple blowers, a gas valve, and some safety mechanisms (simplified obviously) If those are ok, your furnace is as good as any.

The sad/funny part is, every so often somebody puts out a post just like this and everybody jumps on board and the OP actually gets responses...

Additionally, if the subject property happens to be a condo many condo boards are prohibiting short term rentals.
