Have $100k In my 401k, would it be wise to cash out the entire amount for a rental property?

After down payment, I expect that the amount borrowed will be somewhere between $120,000 and $130,000 with a 2-3 year balloon payment.

Purchaser fills out the top left corner and then puts the amount due from the back of the form on Line 11 and signs it. 

They knew the location of the home, the title company contact information and names, amounts of purchase...everything.

Just look at the going rental rates (from the time we purchased) and subtract the amount that corresponds to the percentage ownership we hold?

As a lay person who knows nothing about plumbing, that sounded reasonable; he did an inspection, saw he had an issue, and said he would fix whatever issue it was for X amount.
