With the boom In Asheville and proximity to Charlotte it seems like an affordable secondary market for solid returns.

In the Chicagoland area you can’t afford to have utilities off in the winter you’ll have frozen pipes.  

My family and I have moved to a much more affordable area and we are just getting by for now.

For this reason, I would prefer to put the property in a LLC, but I can't afford the 10% down payment, closing costs, and renovation costs by myself.My question is, how do I finance this? 

I am considering rental properties, but in any relatively nice area in LA, a 800 SW ft apt will be at least $450k, which means I couldn't afford to buy it for cash. 

Demand for both affordable housing and investment properties has pushed property values much further past rental rate increases.

With RE investing you have multiple facets of gains (cash flow, depreciation/expenses (reduces tax bills), as well as long term appreciation. 

Anyone who can afford $1500/month rent can easily afford a $150-180k home.What are your taxes and insurance?
