You need to understand that if you blow your cash on a so-so deal in Texas and cross your fingers then you won't have the money to make more money when a really profitable deal comes.Homes often look like good deals in other states because the prices are cheap, but the rents are also much less in other states and the costs for materials and labor throughout the United States is very close to the same.

These things happen so infrequently that over the long haul you'll pencil out better to just pay it if it does happen vs paying for the additional premium & blowing a clean claim record on something other than a total loss.

Hey Johanna, I am going to be devils advocate here and challenge you to make sure you double check your numbers. 

Also, at the age of majority the accounts becomes property of the child, so they could go blow it all on a car or something stupid.
