Well thank you, as of Friday the 23rd my LLC will be generating revenue, it will be the property management for my first rental (a triplex) with the rental owned by another entity and a PM agreement in place between the two entities. 

Since my focus is on maximizing revenue and profit (occupancy comes along for the ride), I have taken my properties and are requiring the following length of stays:My minimum stay is set to two nights so Tuesday (I don't get Tuesday requests) and Friday are left alone because I also restricted Saturday check-in and check-out.Minimum stay by day of week is now set to:Sunday - 4 nightsMonday - 4 nightsWednesday - 4 nightsThursday - 3 nightsI then lowered my rates for the weekdays to capture more revenue but priced below majority of the competition; e.g. if Property A was $100 per night for a minimum 2 night stay = $200. 

I am thinking Friday/Saturday since people are less stressed on the weekend usually.Thoughts?

There are two optimum windows of opportunity for cold calling: from 9:00 am to 11:00 am and 4:00 pm to 6:00 pm Monday through Friday.

We will be closing on a property on Friday with this same private lender.

For example I put out 86 signs Friday, and Saturday there were 11 signs left.

Awesome another reason why I love this site thanks guys got my 50 handwritten envelopes done yesterday now paying a friend to write 100 for me should have 200 letters sent out Friday waiting on my printer oh and another call today from someone who got my letter a month ago didn't want to sell now but just put me in a great mood!!
