I took your advise and have taken a lot of extras off my plate and I only work on "One Thing"at a time at work and at home.

I would look at two factors, where are young people moving to the area to get work, and where could I get some land that's favorably close to that location that is permitted to do so.

Unless you live and breathe Real Estate every day, for years and years, your interpretation of the data, and your knowledge of all the hundreds of little tips, tricks, ans shortcuts which accumulate over the year, simply cannot compare to a full time Broker who embraces his calling in Real Estate.

In that case I will be able to have my own business and still do my film work, and have invested in homes. 

At that point, if an individual doesn't want to sell at a discount, this would be the conversation with the individuals to walk them through exactly how much work and time would have to go into the property if they were to list it themselves (i.e. they would have to move out as renovations were done, then potentially move out while the house is listed, etc. over a few months), which leaves room for the savvy negotiator to convince them to sell and assign a contract.Pete

My wife and I work and have healthy incomes so the rentals kind of pay for themselves along with us contributing capital on occasion.

Our insurer is progressively adopting a policy that they will not cover water damage  caused by water heaters of 12 years of age or older.Still, the alarms work and I have avoided damage because of them.
