Is your paid-off "wonderful old house that looks down on the Columbia River" helping you generate more income or transform that income into lasting wealth?

-Area has improved from D- a few decades ago but seems unlikely to improve in near future.

I don't think even d- areas in the midwest could provide $4k net rental income (profit, right?)

Pick one in a satin sheen for use everywhere you have white trim and use it in all your rentals.If you want painted look cabinets I have had VERY good luck using Rustoleum Cabinet Transformations (the bright white with no glaze is the one exception); If you choose to use the White and glaze it use a VERY light hand and wipe most of the glaze off.

Shady business practices and Every property I’ve seen online that he sells looks to be a d class dump in dire need of maintenance .

The $50K duplex is in a “C- Area but getting better” because they don’t want to admit it’s a “D”.

The purchase price was 78K and I put a very hard-earned 30K down with a private lender,a d financed the 48K for 1 year at 10%.
