The way I see it, I would be getting positive cash flow from the first property from day one but the house would not appreciate as fast.

Automated systems can't think, landlords need to think in underwriting a tenant, not put themselves in a tight corner of hard and fast reject points as they are most likely to reject good tenants.

The rents are increasing, but not as fast as the property values, so ROI for investors is starting to dwindle. 

The properties that do pop up on the market that are turn key and offer cash flow go fast, so you will need to be ready!
