I have put in offers on properties that I later felt grateful did not work out for one reason or another (usually because they are deemed too low by the seller) BUT I am super glad for the education I am gaining by analyzing the numbers and the properties themselves.Congratulations on finding and snagging the second deal, and best of luck going forward!

I'm sure there are groups/teams that work out different structures for a buyer agent or showing assistant on the deal.

The more deals you do that work out and give an investor a good return the better your track record becomes and the easier it is to sell other investors on the idea. 

As they are different in workout and exit strategiesLike any other profession, you need to know what you doing and notes investing is no different.

I'm not worried about anything holding up in court (if it even comes to that) but I want to make sure I do everything by the book to make sure I don't get screwed.He's already made comments like "I'll just say you kicked me out" and "you're gonna end up owing me a lot more than this" etc etc so hopefully this will work out

If a client wants to buy a reasonably priced multi-unit that will cash flow a lot, there are very few upper-middle class neighborhood properties where I ran the numbers and the numbers work out well.
