Are the upper floors able to split into two other units?

@chrismendoza Montclair can be a tough nut to crack, its a desirable area but taxes and the amount people are willing to pay over asking makes it tough for numbers to make sense, there are other areas that you can invest in though if youre looking for an upper middle class + tenant where the numbers make a bit more sense but don't expect huge amounts of cashflow

@Ray Thorsen I would look a doing a white or light grey shaker style door on the uppers to make the kitchen brighter

This is not a popularity contest and losing tenants is not something you should worry about too much or you give them the upper hand.

I would recommend you find a way to "value add," such as buying less land, but developing it, or buying a fixer-upper.
