The general meetings can get a little pitchy, but use it to find out about membership, vendors and the invaluable "Focus Groups".

Ideally what I’d recommend and what we do for the majority of our holdings is - When we first close on the building we do a cost seg survey “as is”.

I guess I could run over there and survey the disaster personally at 2 AM and miss a whole night's sleep. 

I bet a survey on BP about number of people tried wholesaling and the number who succeeded  using it as their only source of income is probably closer to 1-2%.

Some can be changed by the Board only, some can only be changed with majority of membership approval only.

So I did the usual rent survey to determine market rent was $1800. 

For examples, all the books I purchased to learn about syndication, all the miscellaneous fees I paid to find this deal, all the association memberships, all my current office supplies, traveling fees to go see different properties to find a good deal.

For BP, I got a book and free upgraded membership.

As far as land is concerned, make sure you get a Phase 1 environmental and an ALTA survey as part of your due diligence.
