The distinction from Section 8 being that you need to set aside at least 25% of the units for Section 811 candidates, whom are those that have particular recognized disabilities, but are otherwise suitable for general quarters living.I'm on the lookout for exactly this hybrid mix to either build new, or acquire in the B-C range.I suppose it's an avenue not highly sought after on here, but just putting it out there.

I suppose it depends on how many properties you have and what legal/tax structure they fall under.I can tell you that for many years I ran my sole proprietorship properties in the same bank account as my normal personal funds.

The new investor owner loves it & picked up the rear lot (66x100 with rear lane access) for $2,000 at the tax lie auction.The one below was built in 1830 & it's supposedly haunted BUT the now long term tenants love it....the wall studs & floor joists are adzed Oak tree trunks.Again we rented it until paid off & the current rental income is high & the contractor tenant does all the maintenance/restoration hoping to eventually buy it.

That's what happened, three buyers did so, highest for $750K, paying cash, quick close, I accepted.Little did I know my hunch of a coming market correction in 2006 was right on the mark, as some brokers though I was crazy asking $699K for something supposedly valued at $850K.
