I owner financed a house to a family with only $2500 down and they didn't even pay the first months payment. The title is under my LLC.They have a simple 2 page promissory note that we signed. On the note I mentioned if they don't pay, the note becomes void and the property will be transferred to a month to month rental agreement and they would be subject to immediate eviction. They are low level people and know how to play the legal game.I tried even to pay them $1000 cash for keys but they didn't bite.Do you think I can win if I just do a straight eviction, even if they bring the Note to court?
