I'm not losing sleep over $100 difference.....The overall finish of the appliances isn't going to stop 99% of the tenants from wanting/not wanting the unit.... stop overthinking this....

Late nights, little sleep, and lots of Redbull.

We live in an area that is changing for the better but we still have the occasional disturbance; not only do my wife and I call separately from our cell phones but we text neighbors and tenants to call the police at the same time too.

Unless there is a safety issue with using the living room for sleeping, it likely isn't a legal issue.It would however concern me about how long the tenants will end up staying. 

How about calling the police for trespassing and disturbing the peace. 

I would recommend you eat, sleep, and live real estate until you have the knowledge and confidence that people are asking you for guidance.

When you initially got enrolled you wanted everything done-for-you, and you wanted to essentially sit back, collect deals effortlessly, and close deals while sleeping.

Your address is that used as your tax home, the address on you driver's license, where your insurance policy is written as a primary residence, it has no relevance to how many nights you are sleeping there, so long as you aren't sleeping in the same place more than half the year.

I've got enough things to worry about without adding a fear of getting caught and I like sleeping at night. 2.
