Hi BPmy project is moving along smoothly, we are half way donethis house is located in a very desirable northern suburb of Pittsburgh.the school is great. conveniently located near "shopping", on the commuter line for pittsburgh. no more new construction. middle income, family friendly community.the projected return is tight b/c this is first time in this market and I think I Comped it wrong. a few street away makes a huge difference b/c of lot sizes.it's total upgrade, open layout, reconfigure kitchen, upgrade baths, all new windows.

Do I need to go to he property and measure the size before shopping or are they mostly a standard width?

I'm going to order some T-shirts next week with my bandit sign on them and do all of my shopping, eating etc... in my targeted areas

I have a very good friend in LaCrosse and he is currently shopping for one or two.

Mind you I had no idea that this entire transaction had taken place until I spoke with Jane at that moment.The property at Rock St. isn't exactly rent ready; The Property manager knew this, and brought it to my attention and sent me estimates of repair so I had been shopping around for bids to get the place fixed up as I normally do.The details of the transaction with Jane and Bob have now come to my attention via Jane (not Bob who should have informed me long before any of this had taken affect).Bob claims that a lease was signed or agreed upon (at least verbally) for a discounted rent amount under the understanding that Jane would do some or all of the repairs.

I figure that I can always shop the loan around which might give them some incentive to extend it.

While not a real estate agent, what I have seen is many people that go to open houses are essentially window shopping and do not really know what they want.

Also shop your rates around you may be able to get a better rate.

IMO, no, you don't need an LLC, but get insurance.If you choose to form an LLC, I don't care for internet form shops really.
