I'll shoot from the hip here: from what I see on BP compared to the NYC market, cheaper properties cashflow MUCH better than expensive ones since prices seem to have a much softer bottom than rents, but given normal economic conditions, the expensive ones in better areas will appreciate better.

Based on the numbers I'm using, it's not cash flowing the $100 per unit that I was shooting for, but I've tried to be conservative in my estimates (and at least in the beginning I'll be managing it myself).

Other houses in the area have gone under contract/sold $50k-$90k, but ones that are comparable are near the middle end of that.Coming down to the numbers, if the repair estimates doubled, we'd near the lower end of the range we'd want as far as return goes (don't want anything that gets less than 15%, always shooting for 20% though).
