I don;t work for BP, but I have written a lot in the past on how good this site has been for me personally and also for my business, so when I saw this post, I wanted to jump on and throw my .02 cents in on it.I personally think this is a great value if you are on the site and being active.

My main issue with a short sale is related to not wanting to damage our credit when we will likely try to buy-up within the next 10 years.Lastly, we're looking at the SFR ($325k target) as something we would live in for five years before renting out as a long term buy and hold - we think we can secure a good 15 year loan that aligns with rental rates in the area.

That said I also would love to not sink so much cash into one asset where it will be tied up, both to allow for another investment down the line, and for general security of having more cash accessible.

If you call up a big corp and securities attorney in your area, you may get similar responses...from no response to, 'well i guess you gotta start somewhere' with no indication that they wanted to waste their time on a peanut fund.

If the tenant is on the cusp increase the security deposit and be direct with them about your intentions on receiving the rent on time.
