You can safely expect that at least all of your hard work goes to your pocket. 

Does anyone have any suggestions on how to purchase a home (1st time homebuyer) using any creative financing techniques or special programs. 

Is the money safe?

The unit needs to meet basic clean and safe standards.  

Not a war zone either, but better safe than sorry.

So I'm thinking quarterly would be viewed as generally acceptable in my area, even though it is not a common practice in my experience.I'm probably going to phrase the inspections as geared towards identifying any potential leaks (pipes, windows), moisture issues, etc, to protect the tenant's home, and ensure it stays safe and healthy for them and their family.

If the home is in good condition and you are not contemplating repairs, you still are required to notify any tenants that the property is presumed to contain lead-based paint and provide them with the EPA booklet for being "lead safe."  

Let me begin by saying that in no way do I consider myself a teacher of any sort but I have practiced a technique that has always brought me success.

Well great, you won't have to comply with the SAFE Act, HAFA or anything else we have been hit with the past few years!

It's safe....I believe 23 of my 28 tenants deposit their rent in this manner and really like it.
