Now in reference to the bigger picture here, you need to look at and determine your debt strategy and research the advantages and disadvantages of leveraging your money versus paying off debt, which is another discussion in itself.

I actually find that kind of research to be a lot of fun, but I'm dorky that way. :)What I'm having less success with is finding truly motivated sellers.

So right now I'm trying to research and find my best approach; however, it seems in some circumstances that deals aren't always planned... find a deal, you take it.

You could do it yourself, but unless you are very familiar with all the legal terms and familiar with researching title information at your local courthouse I would advise against it.

Or do it yourself for maybe 8 hours of research / preparation.
