I am wanting to invest 100% into real-estate whether it is flip and sell and/or long term rentals. 

I like the idea of short/mid term rentals more then the long term...one big reason is not having to move all of his stuff...or at least being able to take my time.

I agree with @Kyle Spearin - show them other rental comps (zillow) and offer them a step up in rent schedule, increasing every month.

I speak from experience as a landlord trying to adjust the section 8 provided rental rates EVEN AFTER HUD issued new guidance on my zipcodes. 

I'm fascinated with the idea of tiny homes/smaller homes (300-700ish sqft) for short term and possible long term rentals.

I would try to find a short term/mid term rental friendly agent who might be able to give you super accurate feedback on the market

Currently they are rented to 2 different mid-term rental investors = basically no management cost to me + no turnover headaches for me.

On the other hand, if a client hires RES at the tail-end of an existing lease and knows full well that their rental property is falling apart and needs everything from paint, flooring, blinds, other repairs, landscaping, etc., we will not under any circumstances spearhead this project.

Built-In Income Stream:Investing in a duplex allowed to generate rental income from day one.

However, for a rental property we may feel differently as it is an investment and not the roof over our head.
