hey j, thanks for the response..you're correct, refinancing is a great way to tap into equity tax free...i was wondering if when you sell, do you owe taxes on the money you pulled out...it seems the refi has no effect on the basis and you still do owe taxes on that...thanks for the answer!

Perhaps the approach of advertising notes for sale, but all you're doing is refinancing the property.I would not advertise "8-12%" interest rate.
