If they made DTLV nice enough a lot of those people would create a demand by living close to where they work.There was a very strong buzz back then about cleaning up downtown bringing businesses in, tearing down old slummy properties and building luxury condos etc all over the place.After Sam Cherry and partners built Soho Lofts (the first tower to be completed downtown) the seal had been broken and it looked like DTLV was on its way to becoming an attractive place to live to professionals, young hipsters, etc.With all of that being said I got in on the preconstruction phase of the second tower being constructed back then.

I ask because they claimed to be 6 years old yet their website domain is only 5 months old (lying about how old they are is a glaring red flag to me).

Fast forward to today with two tenants breaking their leases early, two court ordered evictions, two different property management companies that were short on communication during these difficult times, and I'm clearly in the red on this property to the tune of ~$6500 after figuring all expenses + my mortgage payment over these two years.

I'm not sure about the bragging about her new toys, but the fact that the cleaning lady plus the maintenance person is saying they're booked to capacity and the manager is stating otherwise, that should be a MAJOR red flag.

Options I have:1. wait for the same PM to fill up unit 3&4 once tenant moves out, given eviction closes soon. 2. take over the units and advertise the property and screen tenants on my own (or with help from my own PM). 3. back off, because of too many red flags implying that we might end up with more evictions in the near future.

to add... just remember there is no 5% money for real estate deals unless your going through full blown underwriting and through a bank or federally insured lender.so if you see 5% rate be cautious then the individual is just that some individual.. red flag city
