So I believe the quadplex would need to be priced around $800k for it to make sense for a normal person without over a quarter million is cash sitting around.Those expenses and taxes crushed this deal.

May not happen, but you should be prepared for the taxes to go up.The taxing authorities are supposed to tax at market value....but don't tell you how they get there.They do have access to MLS, but they also have plenty of other estimation tools.I think by law they have to look at least every 3 years at values and modify assessments to match market value, but in reality the bigger counties will probably do it every year.

Hi Rosalie,If you see competing properties close to you getting an extra $50 a month for laundry machines, MAYBE you could get that too.Are your renters topped out on monthly payments and a $50 increase will make them move, then you have turn costs and down time on the unit.How much does coin laundry cost in local pay/wash place.Are the renters spending $10 a week in quarters there (less/more)?

Knowing the loan obligations will pretty much be on auto, and after paid off, quarterly returns of 12% (hopefully) has me leaning towards the Fundrise solution, but don't know if there are other alternatives I should explore Thanks in advance!
