We cannot make a profit on any utility.Your lease must be state and municipality specific.

To add more context, let say you're a hustler and within the first year completed 2 flips, gaining $40k profit each, and purchased 3 rental properties netting you $3000 a month in total.

I just need to transition their mindset over and get them to understand it won’t be 10% cash on cash return every 4 months..... it will be a longer play. 

I currently run a service business locally (UpTown Detailing, you may have even seen our trucks around at times) but I am looking to transition out of it. 

Paying for your tenant's utilities can make having a profitable real estate investment harder.

I am also having issues securing my VA Loan as I am in the middle of transitioning out of the Army.

Can a simple 8-10% loan work vs giving up equity and how is the investors money treated in a scenario where the deal loses money vs profits?  

Hey Everyone,Wanted to put together a quick list of a few things I wish I had known (and worked through more fully) before I started investing in real estate.Taking action is SO important, but even just a little more planning would have helped my investing business grow more quickly (and profitably)What is something you wish you had known before you started investing?

So I can pay cash for the next deal and get out from under interest payments, or do I keep them as a slow burn, unfortunately I'm kind of tapped out while I have these two places, and any other house purchasing would have to come from the profits off these places.

(I am not taking the coop sale profits into consideration.)
