If you have some renovation/rehab experience, you might be better off focusing on looking for undervalued MF properties that need work that you can buy at an attractive discount.

My buy-and-hold properties are all in Texas and my focus is small multi family.  

If you can only purchase a $1 million building, find a commercial broker who focuses on smaller multifamily.

The main thing is to focus on finding motivated sellers willing to do them and tenant buyers who have the means to pay the option fee and monthly rent.

I focus on dividend kings and aristocrats along with a couple REITs.  

What you want to focus on is the ROI for the investor and how you minimize risks.

I would definitely focus on a BRRRR strategy myself so you could keep pulling out your money out of your deals.
