Since a lot of the data (like monthly price changes, days on market, rent etc.) is based off of MLS data I can change the map every few weeks, unlike census data which is 1-2 years out of date.Was just wondering if you think the neighborhood grades seem accurate

Is this accurate, as I have not encountered anything concerning 12 month seasoning periods, especially for cash purchases.This really hurts my turn-around and portfolio building timeframe if this has become standard (which I have not heard of a 12 month seasoning period during any research nor listening to any podcasts).Thanks!

The amount of rent is based on the AMI which can be found here in this handy chart:https://www.sandiegocounty.gov/sdhcd/rental-assistance/income-limits-ami/so the calculation looks like this:For a 1BR unit (2 person household) at the very low income level you could charge a max of 1/12 of 30% of $48,500 or $1,212.5 per month.Also, in the agreement that I've seen (which was for a different City in CA) there were some restrictions against students.
