My advice would be to look for value-add deals close to you that offer some upside and that you can physically get to in less than 45 minutes when just starting.

Since you mentioned he has a passion for mentoring, it sounds like he might also let you shadow him and/or make himself available for questions/guidance when you have a buyer or seller client, are writing an offer, etc.If that's the case then that could very well be more useful than formal classes, but again, that also depends on the classes.

I like all of those sites mentioned - preferably Airdna's rentalizer tool where you can input a physical address and it forecasts your revenue, adr and occupancy.
