Is there another way to put the proposal together to make the 10 year option more appealing to them other than decreasing the rent$/sf?

Rooms without windows are sometimes better to photograph in the evening when the direct lighting will brighten them up.

If you want to appeal to a larger audience then you should take into account the cost of hard money in the holding costs and bake that into your offer.

Property info:-Neighbourhood is safe, family oriented, homes build in 80’s but many on the street have new siding and fantastic curb appeal (the one I am looking at has older siding but still nice curb appeal), bright and very wide street unlike most in the areas I can afford in-Three bedrooms 1 bathroom upstairs (bi-level), newer kitchen, good condition overall, 1 bedroom suite in the basement with separate entrance, storage, large bright windows and high ceilings, good condition – ready to go minus framing in and adding one door (easy fix).

Since there are so many heirs to the property, I didn’t think this would be something that would appeal to you but it would allow me to offer more for the property.

Does anyone know of any cheap photographers in the Cleveland area that offer before and after photos?
