Prepare for pets.  

Unfortunately with rising health care costs, if someone gets hurt on the property, it doesn't take much for that claim to be several hundred thousand.

In our original contract, though I advertised no pets, I made the exception to allow their elderly pitbull into the lease and charged a nonrefundable pet fee plus a monthly fee.
