The percentage requirement varies from lender to lender, FHA, VA, and Conventional all do it a little different.

So you are saying the lender will deduct the full months credit, irregardless of the rent credit percentage you are setting aside for the buyer/tenant?

Unfortunately with this current market mixed with such a high percentage of distressed properties as well as standard equity sales it is difficult to just rely on general home appraisal sites you may find on the internet.Definitely worth it to contact some people in the field to get a realistic view of the property value.
