You are saying I should ask for the seller to carry 80% seller finance and then I make payments to him with 5% interest for a period of time until I pay it off correct?

I was interested in this type of deal because being I am well rounded in construction for me seem to be a good first time investment.

Be prepared to put at least 20-25% down since you would be considered a first time flipper. 

The law of large numbers states that if you can increase the likelihood of a renewal of any given tenant over time with enough tenants, you will increase your renewal rate substantially.
