With people still coming back, (parents that stay in the city they left Katrina for while their children finished high school... people like my mother) i can say that with the distressed home and steadily rising market I see positive growth potential.I am flat broke... but I have been helping my grandparents and living with them during my college years... so i am not this lazy kid who wants to make it over night.

I work with a guy who rents on the street I was looking to buy in for 1800 a month(1700 sq/ft house).Home prices range from 140-160 and I found a good number for sale online right at 150k with closing costs paid for by builder.So doing the numbers:150k25% down = 38,750k116,250 loan at 4% = 555 P&I/6,660 yearlyTaxes = 274 monthly (based off 80% value, taxes are 2.65% in this area)/ 3288 yearlyInsurance = 67 monthly/ 804 yearlyMonthly rents: 1800NOI: 10,800Debt Services: 6,660Income: 4,140 monthly or 345 monthly.

That is, I can start the pilot light, and it will stay on (even all night - as i left it in pilot mode), but once the gas turns on and heats the water for awhile (not sure how long), all gas shuts off.
