There is incredible growth.

We definitely expect a growth in property value within the next 5 years.

I agree that being on 95 and the market Frankford line are huge factors for growth in this neighborhood

The El will always drive growth but I don't see how this area can improve with everything from North Kensington (Somerset, K&A, Tioga area) being pushed north. 

I have accomplished this by separating my real estate investments into two groups, one for income and the other for capital growth/inflation protection.For the current income portion I own high yield trust deeds.

I should have brought my muscle with me (boyfriend and or a 38 preferably the latter).One building, way in the back of the whole complex, needs total rehab, however I don't think that was part of the package.

In a perfect world, my end game is owning the building without partners.Here's what I'm thinking so far:Private Source (most likely someone only interested in an ROI and doesn't want to be in the real estate business) agrees to fund the project, at the same time, giving me an option to purchase the building back at a specified point in the future (3-4 years) at a specified price (calculated by adding an annual 2% growth to the cost of construction).

Leeds has been experiencing a lot of growth in recent years, and is projected to continue.  

They have the ability to waive fees, give you check scanners and everyone usually has Zelle or a similar system at this point.The other benefit is that if you are a real estate investor and looking to grow, the smaller banks will be WAY more willing to lend you money to buy more buildings and grow your portfolio. 

Inflation overtime will increase your cash flow substantially as you have witnessed with our "growth" market.
