I have potentially started in multi family investing at the commercial level, then expanded to self storage in mobile home parks.

My experiencebefore jumping through all the hoops to get a dealers license I googled mobile home manufacturers in GA I emailed 3 manufacturers.  2 called me the next day and the 3rd emailed me I told them what o was considering and asked them how much they would sell me a standard 3/2 approx 1300 sq foot and 1500 sq foot house for if I was a licensed dealer     For me the price was not enough for me to do what is required to get my dealers license.

Have a property there and I live in mobile Alabama so I need a good reliable property manager.

My friend was able to get a mobile home under contract for free!

The issue is that after I prescreen over the phone, I send the prospect my rental application to fill out and send back.

Annual inspections and annual maintenance should be kept up whether it's a mobile home or big fancy house. 

We are a small property management company here in Connecticut and owners often tell us that they like dealing with us simply because we actually pick up the phone and their return calls when they are looking for a PM, a pretty low bar.

I  bet most of my SMS are not getting delivered or the owners put my phone number on block.
