I have looked the place over a few times and I had my contactor look at it and now its just a matter of tying up loose ends doing my homework on the house look for liens and check the when the sewer was installed and the specifics. then talk to the current owner again and find out what he is looking for in regards to terms.

That could be a whole different matter.

It will also allow agents, sellers, other investors, and also homebuyers to easily contact you no matter where you are.

Some may argue the terms of the loans don't really even matter if the deal really is that good.

If you use it, be very specific about notifying you of water leaks, no matter how minor they think they may be....AND give them specific cleaning instruction.

The company is not registered with Indiana as an LLC so I am not sure if it matters across state lines.My second question is, when I moved I formed an LLC in Indiana in October 2015 and registered with the IRS to get an EIN.  

For $10 or less I or anyone for that matter can get a list of anyone's SSN and information.

Tom, feel free to disagree, but I think it's a matter of opinion on what "makes it work."

It shouldn't matter what anyone else thinks.  

I don't see a reason to wait, just make sure you buy right so that it doesn't matter what the market does in the short term.
